If you are late on one mortgage payments and there's no any other ways to make future payments, talk to your lender. Don't ignore the problem. Take actions. Before you talk to your lender, find your loan documents and
read them so you know what your lender may do if you can't make your
payments. Learn about the foreclosure laws and timeframes in your state by contacting the State Government
Housing Office. Every state is different when it comes to foreclosures.
You can also contact a non profit mortgage counseling service to get more information before you talk to your lender. Keep in mind, the lenders don't want your house. That's the last resort. Neither do you. You should keep your house at all cost. Many not for profit organizations will work with you step by step to find ways to keep your house. But be aware that not for profit doesn't mean that their services are free.
